Tenant at SSE housing
This section is intended for tenants who have signed a rental agreement directly with the SSE Housing Office. Here, you will find all the information you may need during your tenancy, including details about rent, payments, maintenance requests, inspections, move-in and move-out procedures, and other practical matters related to your accommodation.
If you have received a housing offer from Studentbostäder i Norden (SBS) and signed a rental agreement with them, SSE is not your landlord, and the information provided in this section does not apply to your tenancy. For any questions regarding your accommodation, rental agreement, terms and conditions, or tenancy-related matters, please contact SBS directly.
Arrival / Move in
You must show a passport or a valid identification card (with a photo) and your lease agreement when picking up the keys.
Be mindful when booking your flight and check the key pickup opening hours, as we do not stay open later than our official hours.
If the start date of your tenancy falls on a weekend or public holiday, you will be able to collect your keys on the next business day at the earliest.
Please note that we cannot provide keys before the tenancy start date stated in your rental agreement, as the accommodation may still be occupied by another tenant until that date. Therefore, early key collection is not possible.
Depending on where you will be living, the key pickup locations vary.
- Liljeholmen, Södermalm, Saltmätargatan: Keys can be picked up at Delagott’s office during weekdays, all information will be sent from Delagott’s email address info@delagott.se. If nothing else is decided with Delagott and the tenant.
- Lappis: You will pick up your keys at SSSB’s office at Körsbärsvägen 2, 114 23 Stockholm from the first day of your lease. You must show SSSB your copy of the lease agreement and a valid passport to pick up the keys. Check their opening hours before you book your flight to ensure you arrive before they close.
If you are unable to pick up the keys during their opening hours, a friend can collect them for you if you fill out a form. In need of the form please contact information@sssb.se.
Quiet hours and disturbances
Please avoid loud music or other noise after 22.00. If security is called due to a disturbance, you may be fined. Repeated complaints can result in termination of your rental contract.
If you are disturbed by neighbors
- Try to resolve the situation politely.
- For serious disturbances, call the emergency number provided in your rental contract.
- Your identity will remain anonymous if you file a complaint.
- If needed, contact the Student Health Service for advice.
Quiet hours
- Weekdays: 22.00–07.00
- Weekends and public holidays: 22.00–10.00
Please respect your neighbors and keep a good relation to them by following the rules stipulated in the General Terms and Condition you have signed.
Cleaning
You are responsible for keeping your own apartment clean during your stay and you will have to leave it clean when you move out. If the apartment is not cleaned, it may result in not receiving your deposit back or only a part of the deposit back.
All apartments have a private bathroom with a shower, basin and toilet. You are solely responsible for drain cleaning. The drains are water-sealed, and bad smell can occur when there is no water locking. Flush with water to stop the bad smell.
As the common areas, such as kitchens or laundry rooms, are the responsibility of all tenants using them, we recommend using a schedule to take turns having the main responsibility for the cleaning. Talk to your neighbours to see how you can organize this best.
Fault report
If you have faults in the apartment, please send your report to felanmalan@delagott.se. Caretaker services for non-urgent matters are normally performed once a week. Note that drain cleaning and changing bulbs is your responsibility.

To make a fault report, the email must include your name, address, apartment number, the room in question, and a description of the issue.
Furniture
The accommodation is equipped with basic furniture. Furniture may not be moved from the apartment and shall be in the same condition when you leave, as when you moved in. It is not allowed to hang or put anything on the walls of the apartment.
Light bulbs are changed by the tenant. Bed linen such as sheets, pillowcases and towels are not included.
If you are missing any furniture or textiles, please contact the Housing Office.
Heating
Indoor temperatures in Swedish housing during winter are normally around 20°C, measured as an average. This means that a temperature between 19–20°C is considered normal. Variations slightly above or below are expected.
Radiators automatically turn off when the indoor temperature reaches 20°C. If they feel cold, it simply means the room is already warm enough. Heating is generally activated when the outdoor temperature stays below 15°C for several days. Each building may have slightly different system settings.
If you feel cold, wear warm clothes, use slippers, and drink hot beverages.
Before reporting a heating issue:
- Measure the indoor temperature one metre above the floor and one metre from the outer wall.
- Report only if the temperature stays below 20°C for three consecutive days.

Home insurance
Home insurance is included in the rent with 100 SEK per calendar month, regardless of days.
Housing Office
As a tenant, you should save Delagott’s email address (info@delagott.se) as it will be your primary point of contact throughout your tenancy. They are responsible for all matters related to your apartment, including:
- Rent invoicing and payments
- Maintenance requests and fault reporting
- Move-in and move-out procedures
- Apartment inspections
- Key collection and key returns

Internet
Internet is not included in the rent, and each tenant must make his/her own arrangements with Telenor. An option for internet access is to use mobile internet from a mobile operator (Tele2, Telia, 3, Telenor). A mobile internet can be purchased through a mobile operator or at a consumer electronics retailer/warehouse.
Laundry
You can book a laundry slot using your key tag / apartment number on the booking panel located next to the laundry room. Only tenants in the building may use the laundry room. Pay attention to the time, because you cannot enter the laundry after your booked time. When you're done, make sure the floor is clean, dust the dryer filter and wipe any washing powder from the machines.
It is not permitted to dye fabrics/textiles and wash carpets in a washing machine.
Lost keys
Lost keys will be replaced at your expense. In case of lost keys, you must contact the housing office.
Mail
Your postbox is located at the main entrance. It is marked with your apartment number. Do not put your name on these boxes. To get your post delivered correctly, letters shall include; your name, address, apt number, Sweden.
If a parcel does not fit in the letterbox, it is usually delivered to the nearest service point. You will receive a message with collection details.
SSE Housing Office cannot accept or store letters, parcels, bags or suitcases on your behalf.
Pets
Pets are not permitted in any of our accommodations or common areas.
Pest and vermin
Pest infestations, such as bedbugs, can unfortunately occur, often after travel. To minimise the risk:
- Wash and clean clothes and bags thoroughly after travelling.
- Never store bags or luggage under your bed – this is an ideal hiding place for bedbugs.
- Clean your accommodation regularly.
Signs of infestation may include small black dots (droppings) on bedding or bite marks on uncovered skin.
If you discover pests in your room or anywhere in the building, you must report it immediately to the housing office or the property manager.
Rent
Rent is always paid in advance. You will be issued with one Rent Invoice per rental month. Electricity, heating and water are included in the rent. When you make a payment, you must provide the Invoice number or OCR-reference number and your first and last name. The Invoice reference number is different on each invoice. Without these details SSE won’t be able to track your payment. The due date is stated on each invoice. Failure to make the payment on time will lead to extra charges.
Waste management
Sorting at source is compulsory in Sweden. You can recycle almost everything from the household. It can be returned at any recycling point. Bulky refuse or if you want to recycle electric devices, laptop batteries, adapters, computers etc, you have to bring it to a special recycling facility
You are responsible for sorting waste correctly. Follow the instructions and signs in your building.
- Sort and dispose of rubbish and recycling according to local guidelines.
- Food waste must be disposed of in the correct bins – never in recycling or bulky waste areas. Do not leave waste in communal areas or outside the flat.
- Always push waste fully into recycling or bulky waste rooms. Fold cardboard boxes to save space.
- Do not throw cigarette butts, paper or rubbish on the ground or out the window.
- A fee will be charged for anything that staff need to clean, collect or move – this includes shared spaces, outdoor areas, and recycling rooms.

Crisis information
Dial 113 13 (no dialing code). This number should be used to get or give information on disasters and crises in society, such as major storms and traffic accidents.
Moving out
To ensure a smooth move-out process and a timely handover to the next tenant, please carefully follow the instructions below.
Before moving out, you must schedule a pre-inspection with Delagott. The purpose of this inspection is to identify any issues that may need to be addressed before your departure. Delagott will also carry out the final move-out inspection on your move-out day. Information about the inspection process will be provided closer to your move-out date, and you simply need to contact Delagott directly to arrange a suitable time.
The accommodation must be left in a move-in ready condition for the next tenant. As there are often only a few hours between your key return and the arrival of the next tenant, it is very important that the apartment is thoroughly cleaned, completely emptied of personal belongings, and left in good condition. If you are unable to carry out the cleaning yourself, you are responsible for arranging and paying for a professional cleaning service before moving out.
Move-out cleaning checklist
Before returning your keys, please ensure that:
General
- All personal belongings have been removed from the apartment, storage areas, and balconies.
- All rubbish and recycling have been disposed of properly.
- Floors have been vacuumed and mopped.
- Skirting boards, doors, door frames, and windowsills have been cleaned.
- Windows have been cleaned on the inside.
- All furniture and inventory belonging to the apartment remain in place.
Kitchen
- Refrigerator and freezer have been cleaned thoroughly.
- Oven, baking trays, and stovetop have been cleaned.
- Microwave, dishwasher, and other appliances have been cleaned.
- Kitchen cabinets, drawers, countertops, and sink have been wiped clean.
- Any food items have been removed.
Bathroom
- Toilet, sink, shower, and/or bathtub have been cleaned and descaled.
- Mirrors have been cleaned.
- Floor drain has been cleaned.
- All personal toiletries and hygiene products have been removed.
Bedroom and Living Areas
- Wardrobes, shelves, and cabinets have been emptied and cleaned.
- Dust has been removed from all surfaces.
- Any marks or stains have been cleaned where possible.
Important Information
- Please do not switch off the heating, ventilation, refrigerator, freezer, or any other electrical systems before leaving.
- Any cleaning, repairs, or removal of belongings required after move-out may result in additional charges and may be deducted from your deposit.
Updating your address and registration
If you are moving somewhere else in Sweden
If you are moving to another address in Sweden, remember to register the move at Skatteverket, to receive your mail to the correct address.
If you are moving to an address outside of Sweden
Register to Skatteverket, the Swedish Tax Office, that you no longer reside in Sweden. Use their form "Notification, Moving abroad". Find more information on their webpage Skatteverket - Moving from Sweden.
This is important to not forget.
Key Return
All keys must be returned to the office from which they were originally collected, no later than 12:00 PM on your move-out day.
- If you received your keys from Delagott, please return them directly to the Delagott office.
- Lappis keys should be returned to the Lappis Housing Office at Professorsslingan 13. If the office is closed, please place the keys in the office mailbox.
- Keys belonging to SBS (Campus Star) should be returned directly to the SBS office at Campus Star.
Failure to return keys on time or to leave the apartment in an acceptable condition may result in additional charges.
Safety
All tenants must follow a few essential rules to ensure a safe and respectful housing environment. Always lock your door, don’t let strangers in, and never block corridors or stairwells. Never leave any windows open if you are not at home for security reasons. Always lock the door to your accommodation (even if you are home) for security reasons.
Fire safety rules
- Keep apartment and staircase doors closed – they stop smoke and fire.
- According to fire and safety regulations it is forbidden to store items, even temporarily, in the stairwell and No shoes, bikes, garbage bags or packages. Items will be removed without notice – fines may apply.
Smoking is strictly prohibited in all rooms, apartments and shared areas. You are NOT allowed to smoke through an open window. If you want to smoke, you must do so outside the building and remove your cigarette butts.
In case of a fire
1. Rescue
Evacuate yourself and assist others if it is safe to do so. Do not put yourself at risk. If that’s not possible, stay in your room and close all doors. Rescue services can reach you through a window if needed.
2. Alert – call 112
Call 112 and clearly explain what happened and where you are.
3. Extinguish – only if safe
Only try to put out a small fire if you’re not in danger. Never risk your own or others’ safety.
Keep in mind:
- Stay low – smoke rises.
- Use the stairs – never the lift.
- Avoid smoke-filled areas.
- Close doors behind you.
- Don’t open a warm or closed door.
Smoke detector and alarms
Most rooms are equipped with ceiling-mounted smoke detectors. Test your detector when you move in by pressing the test button until the alarm sounds.
You are responsible for regularly checking that your smoke detector is working properly.
Tampering with, removing or damaging the smoke detector is strictly forbidden.
If the detector beeps or blinks continuously, change the battery. If it still doesn’t work after changing the battery or if you’re unable to change the battery yourself, report the issue immediately to the fault report email.
