Application process

Who can apply?

All international students, faculty and staff at SSE as well as guest researchers and visitors affiliated with SSE are eligible to apply for accommodation.


How do I apply?

International students, Incoming BSc & MSc exchange students & PhD Students

The housing application will be available in FullFabric for admitted and conditionally admitted international and incoming exchange students. Information on how to apply for housing will be provided after admission, either by email or via the New Student page.

To access the housing application, you must use the same email address that was used to register for your programme or exchange in FullFabric. We only accept applications via the housing application in FullFabric, late applications will be places last on the waitlist after the students who applied on time. 

The application opening date and time will be communicated to eligible students in advance via email. All housing-related communications regarding the application will be sent from ssehousing@hhs.se.

International faculty, staff, guest researchers and visitors affiliated with SSE

The application for International faculty, staff, guest researchers, and visitors is handled through your department that you are affiliated to.

I have applied for accommodation. When will I receive an offer?

After the application period has ended, we will start reviewing all applications. We will begin sending offers a few days after the application has closed. We will not be able to answer questions regarding application status due to the high volume of emails.

You will receive an offer as soon as the application process is done – you will be notified by email if you get an offer either from SSE or SBS depending on where you receive an offer. The email will contain information about the type of accommodation, in what area, rent-payment due date etc. 

Once the application period has ended, we will begin reviewing all applications. Housing offers are usually sent out a few days after the application has closed. Due to the high volume of applications and emails, we are unfortunately unable to provide individual status updates during the allocation process.

If you are selected for accommodation, you will receive an offer by email either directly from SSE or from SBS (Studentbostäder i Norden – Campus Star), depending on the accommodation you have been allocated. The offer will include important information about the accommodation, such as the property type, location, rent, contract terms, and move-in details.

As housing offers and rental contracts are sent by email, we strongly recommend that you regularly check both your inbox and spam/junk mail folder to ensure you do not miss any important communications. Failure to respond to an offer within the specified deadline may result in the offer being withdrawn and allocated to another applicant.

Please note that housing offers will be sent from the following email addresses, depending on the offer: ssehousing@hhs.se and info@sbsstudent.se. Be sure to keep an eye on your inbox and spam/junk folder for emails from these addresses.


How do I accept or decline an offer?

You will receive your offer via email where you have 48 hours to accept or decline the offer, you will do so by returning the offer email. 

After you have accepted the offer, we will send out the digital lease agreement from our partner Delagott which you have 48 hours to sign, please sign it with in the timeframe or else the housing offer will be passed on to another student.

This applies to SBS offers also that you have 48 hours to accept or decline. 

Contract

Can I cancel the lease agreement? Notice of termination.

To terminate your rental agreement, you must contact SSE Housing via email.

If you have a contract with a term of less than nine months, it is considered a fixed-term tenancy. This means that the contract cannot be terminated early, and you are therefore responsible for paying the rent for the entire rental period you have committed to.

The Tenancy Agreement is terminated at its earliest on the turn of the month which occurs three months after written notice of termination. Notice of termination shall be given in writing at least 3 months before expiry of the term of tenancy.


General conditions

If an impediments or a detriment to the right of the user arises, otherwise than due to the fault of the Tenant, the Tenant is entitled to reasonable reduction of the rent for the period during which the apartment is in an inadequate condition. The Tenant is not entitled to reduction of the rent for the period when the Landlord performs customary maintenance of the apartment or property, subject to the precondition that such work is performed without any unnecessary delays.

Erection of dishes or other outdoor aerials may be permitted, although only in certain circumstances. Consultation with the Landlord is therefore required before any action is taken.

The Tenant undertakes:

  • to observe their duty of care in their use of the apartment and items belonging to the apartment and also when using the communal areas,
  • to not sublet the apartment,
  • to remove waste that is inappropriate for the dustbins or refuse chutes at their own cost if the Landlord does not provide a special container or the like,
  • to keep the apartment’s balcony or patio free from snow and ice,
  • to afford the Landlord access to the apartment to, for example, be able to exercise supervision or execute improvements,
  • to when notice of termination has been given in respect of the apartment, allow it to be viewed by a new tenant at an appropriate time,
  • to when moving, hand over all front and other door keys to the Landlord, even if the Tenant has acquired them, and also carefully clean the apartment.


Force Majeure

The Landlord exempts itself from liability to full its part of the Agreement and from liability to pay damages if the Landlord’s obligations cannot be performed at all or can only be performed at an abnormally high expense as a result of war or civil commotion, as a result of such strike, blockade, re, explosion or intervention by a public authority that the Landlord could neither control nor foresee.

Rent and payments

How do I pay rent?

Payment of the invoice, including the security deposit, must be made no later than the last working day of the month. Late payment interest 10% above the current reference rate. 

 The payment is made to Bankgiro alternative IBAN account number on the invoice. When making payment, please state reference no. / OCR no.


Why is the rent amount in my contract so high?

The rent stated in the tenancy agreement is shown as an annual rent (yearly amount) rather than a monthly rent. This means the figure in the contract represents the total rent for a full year.


How do I calculate the monthly rent?

To calculate the monthly rent, simply divide the annual rent by 12 months. 

Example:

  • Annual rent: SEK 83,100
  • Calculation: SEK 83,100 ÷ 12 = SEK 6,925
  • Monthly rent: SEK 6 925


Will I be charged the full annual amount at once?

No. You will receive monthly rent invoices and pay the rent monthly according to the terms of your tenancy agreement.

For Spånga properties, rent is paid quarterly, meaning that rent is invoiced and paid three months at a time. As a result, your rent invoice will cover an entire quarter rather than a single month.


Where can I find my monthly rent?

If your tenancy agreement only states the annual rent, divide the annual amount by 12 to determine your monthly rent. If you are unsure, please contact your landlord or housing provider for clarification.


What is included in the rent?

Heating, cold water, hot water, household electricity, cleaning of stairwell, internet (not Liljeholmen and Södermalm), furniture and free access to laundry room.

Why did I get an extra invoice for electricity?

Electricity is included in the rent based on normal household consumption. If electricity usage is significantly higher than what can reasonably be expected for the apartment, we reserve the right to invoice the tenant for the additional costs incurred due to the increased consumption.


Can I get my deposit fee back?

The security deposit will be refunded after you move out, provided that the apartment is left in good condition, all keys have been returned, and the apartment has been thoroughly cleaned.

Please note that if there are any damages beyond normal wear and tear, missing items, outstanding rent payments, or if additional cleaning is required, the associated costs may be deducted from the deposit. In such cases, only the remaining balance of the deposit will be refunded.

Lost keys will be replaced at your expense.


Can I bring my own furniture/electrical appliances?

All accommodation is fully furnished, and we have no storage possibility.


Are pets allowed in the accommodation?

Pets are not permitted in any of our accommodations or common areas.
